When Buying, An Agent Is a Must.

The Seller Pays All The Commission

In almost every transaction, the seller pays all of the agent's commissions, and the seller has a professional agent representing his or her interests, not yours. It's important that you have someone representing your interest, and that individual should be a full-time professional realtor with as much or more experience than the seller's.

These are a few details you should be extremely current with:

  • Appraisals -- there are many different kinds of appraisals, and if you don't know the difference, you may well offer more than you should.
  • Home Warranties -- many sellers have purchased a warranty that will prevent you from having expensive "surprises" after closing.
  • Mortgages -- there are so many different plans available these days, not knowing the differences can cost you thousands of dollars. The seller's agent is not responsible for advising you before you do something really costly.  That's why you need someone on your side with your best interest at heart.
  • Again, in almost every case, all of the agent's fees are paid for by the seller.
